Date the Rate, Marry the House!
In August 2023, the average home sold for $1,082,496.
This is down -3.21% from last month and up +0.3% from last year.
With the recent hold in the Bank of Canada interest rate, many buyers and sellers are a little more confident that the interest rate will hold in the foreseeable future.
We have a saying in Real Estate, “Date the rate, marry the house!”
What this means is that the interest rate might go up or down, but it would be temporary.
What is more permanent, is finding the right house so that you can move on with the next step of your life journey.
Whether it’s to fit a growing, young family, or to finally down-size, the interest rate (as long as you can comfortably afford it) shouldn’t be as important as moving on with your life.
I still have many buyers waiting, waiting and waiting for the right time to buy. It’s impossible to time the market. Most people move because of life-changes.
But if you end up saying, “the prices have gone up, I really should have bought last year”, and you said the same thing in 2022, 2021 and 2020, maybe it’s time we sat down to looked at your numbers to see what’s possible.
