Last week, we explored the Art Gallery of Ontario in Toronto!

We enjoyed a range of exhibits, from older, European sculptures and paintings to modern art and interactive installations.

Then we wandered along Dundas to get yummy noodles for lunch and dessert from a local bakery.

The thing is, my wife graduated from Fashion Design while I graduated from Engineering.  So I’ll let you guess who picked this trip over go-karts or mini-golf. πŸ™‚

The BEST Phone Deals Right Now

When my son, NTM, started biking 20 minutes to school, we thought it was time to get him his own phone.

It’s a tough decision nowadays, since we don’t really want him to have too much screen time, but we still want him to contact us in case of emergencies.

I recommend the plan we got at Freedom Mobile.  With one of our old phones and $99 / year, he was able to get unlimited talk and text.  The important part was no data! πŸ™‚

I think the plan has changed a bit now, but there’s a new $5 per month plan which is a no-brainer if you want your kid to have a phone or just want to have a second line.

This leads me to the amazing phone deal I got with Rogers.  

It was a $650 dual-sim phone and $200+ in free accessories for an extra $10 / month.  I no longer need to carry around two phones and even got a free sharing SIM to convert my old phone to a GPS!

The Summer is Surprisingly Slow!

In May 2024, the average homeIn July 2024, the average home sold for $1,106,617. This is down 4.78% from last month and down -1.1% from last year. There were 5,391 sales in July which is 3.28% higher than in 2023.

After the second rate-drop in July, everyone expected a lot more activity and it still hasn’t come!

It seems that Sellers aren’t as desperate as many Buyers think.

So it’s just a waiting game for everyone.

Based on the experts, September should see a cut in the US interest rate and the Bank of Canada is expected to bring the interest rate down to 4% by the end of the year.

If you’re a Buyer…
It’s time to go shopping! There are STILL LOTS of homes available!

For example, Condos in Toronto C01 & C08 (Aug 1 to 15):
2023: 195 condos sold for $800,592 in 23 days
2024: 144 condos sold for $698,544 in 36 days

Downtown condos in particular are a really great buy!

If you’re interested in Unionville, I have an opportunity for a 1 + den condo. It will likely sell for much lower than $600k, which is about $100k less than the estimated value.  Estimated rent is about $2,400 / month.  If you’re a buyer that can move quickly, reach out and let’s have a chat.

Don’t sell your investment property if you don’t have to.

However, if you’re upgrading or down-sizing, it’s not a bad time.  You won’t make as much selling your house, but you’ll have more selection and better pricing for your next home.
