From the Mak Family…

We’re always looking for interesting things to do as a family, so this month we went to the Bata Shoe Museum because it’s been open for decades and I’ve never actually been there.

NTM, my son, asked “Why can’t we just drive there?’

Well, first of all, driving will be slow since the Gardiner is down to two lanes in both directions for the foreseeable future.

But also the Museum was off of the Bloor line and taking an adventure on the Subway from Kipling would be fun!

The Museum was 4 stories and had a lot of exhibits.  It was interesting to see all of the shoes from different countries and cultures throughout the years.

It was a great day out, but I think that had more to do with the sushi and ice cream and less to do with reading about the cultural impact of shoes during the decades before his birth.

Why is the Summer so slow?

In June 2024, the average home sold for $1,162,167. This is down -0.30% from last month and down -1.7% from last year.  There were 6,213 sales in June which is -16.37% lower than in 2023.

After the rate-drop in May, everyone expected a lot more activity!

However, the market has been a little slow with Buyers and Sellers waiting to see who will blink first.

This week’s inflation report came in at 2.7%, which was lower than the 2.9% CPI gain in May.  We will see what the Bank of Canada brings next week!

If you’re a Buyer…
There is a LOT of inventory out there depending on the neighbourhood you’re looking at.  It’s a GREAT TIME to go shopping with a lot of selection if you have very specific requirements.

If you’re a Seller…
There’s a lot of competition.  If you don’t have to sell right now, I would wait.  Whether you plan to rent out your property or renovate so that you can sell in the Fall, it isn’t the optimal time to list your home.

JUST SOLD

Congrats to D & M who sold their stunning 3-bedroom townhouse with a fast closing.

Since they were off to a new country, all they needed to do was provide the keys and we did the rest.
