This week, we successfully sold another home in Mississauga. I’m happy to say we got 65 showings, 8 offers and almost +$200,000 over the listing price.
The reason is because we use a blind-bidding system. This means that potential buyers have NO IDEA what other buyers have offered.
The spread can be incredible. Differences are routinely $100,000 to $200,000 between the low and high offers. I’ve had differences as much as $300k!
But make no mistake, this only works when you can effectively execute on the 3 elements that I talked about last week:
1) Professionally prepare the house
2) Market the house well
3) Negotiate, negotiate, negotiate
Just make sure you aren’t leaving money on the table.
